These 2 separate side-by-side lots are the closest you can get to beachfront (based on Maritime Laws) - just 200 meters/2 blocks from the beach and 100 meters/1 block from the highway - in the center of the Marino Ballena National Park.
Both lots are fully titled and are approximately 5,000 square feet per lot. They are small and flat and are perfect for the construction of a condo, small beach home, or vacation rental units. There are limited restrictions for building height so one could possibly build higher for more living space or to have more vacation rentals units.
With the sale and transfer of title comes the lifetime membership at the Villa Leonor Beach Club and Restaurant. The beach club is located 100 meters from the lot locations and 100 meters from the beach. The lifetime membership includes unlimited use of the pool and access to the beach from the club itself.
WHAT TO DO IN THE AREA:
This area is great for Sea TURTLES (Green and Lora [I've also seen Olive Ridley and Hawksbill] - from July to November [with the largest numbers on the waning moon around September]) and WHALE Watching (mainly Humpbacks as well as Sperm and Melon-Heading sitings - from December to April-ish) and DOLPHIN watching (spinner and bottle-nose) and offers great FISHING (Shore Fishing or Boat Fishing - for Red Snapper/Pargo, Rooster Fish), swimming, surfing, SCUBA DIVING and SNORKELING (thanks to the largest [and protected] coral reefs on the Pacific Coast of Central America which form 3 small islands that are great for Diving) - are only a few short minutes walk from this beautiful and semi private beach location.
A GREAT TIME TO COME! For the Festival of the Ballenas and Delfines (Whales and Dolphines [not sure why it's during this time as the whales aren't there yet????]). 2 weekends around the middle of September.
